The two properties comprising 134 acres with frontage on the mainline RR tracks for the Kansas City Southern railway that terminates in US 69 are the key tracts in the Rosenberg Industrial Park given they have enough rail frontage to allow for a spur into the property off of the mainline tracks. Coupled with the fact that they have City utilities and fire protection the properties are clearly differentiated from other acreage tracts to the South towards Beasley.  

Industry sources indicate that the failure of the large distribution park incorporated into the Kansas City Southern rail yard near Beasley has not attracted significant users lacking these amenities much less a community with schools, shopping and other expected benefits afforded by Rosenberg. to develop rail service to Freeport which is

expected to dramatically increase as a

result of the widening of the Panama

Canal  and the installation of expanded

crane facilities at the port. With an

excellent freeway connection to the

Greater Houston Metroplex  the site is

available for immediate development.

A proposed highway route

from Rosenberg through western Fort Bend

County near Simonton, across I-10 and

north through Waller County to Hempstead, 

is part of the overall plan to make

Rosenberg a central point where Rail and

Highway meet.
